Monthly rent in Cairo is quoted in Egyptian pounds (EGP), so a UK reader needs a stated rate before any figure means something. This page converts November 2026 asking prices at the GOV.UK consular rate of 79.20 EGP to £1, valid from 1 to 30 November 2026. Your own bank or card will give a different rate, so treat every pound figure as a guide.

Monthly rent in Cairo: furnished apartment prices by area

The table below uses one snapshot of furnished listings on Property Finder, a listing portal, viewed on 2 November 2026. Its first page of 25 furnished listings ran from EGP 20,000 to EGP 110,000 a month, with a median of EGP 55,000 (about £695), calculated from those 25 asking prices. Asking prices are what landlords hope to get, and many are negotiable.

Area Example furnished flat (Property Finder, Nov 2026) EGP a month About GBP a month
Maadi (Degla) 2 bedrooms, 140 m² 34,000 £430
Maadi (Zahraa) 3 bedrooms, 140 m² 40,000 £505
Maadi (Degla) 2 bedrooms, 130 m² 55,000 £695
New Cairo 2 bedrooms, 133 m² 45,000 £570
New Cairo 3 bedrooms, 164 m² 75,000 £945
New Cairo (Villette) 2 bedrooms, 161 m² 85,000 £1,075
Zamalek 2 bedrooms, 187 m² (furnishing not stated) 110,000 £1,390

Agency guides give wider ranges for the same districts. House Solution Egypt, a Cairo agency, lists furnished two-bedroom flats at EGP 35,000 to 80,000 in Maadi (about £440 to £1,010) and Nile-view two-bedroom flats at EGP 45,000 to 110,000 in Zamalek (about £570 to £1,390). For a three-bedroom flat in a New Cairo compound it gives EGP 50,000 to 120,000, or about £630 to £1,515.

Why the figures you find do not agree

Search for the average rent in Cairo and you will see numbers that differ several times over. Wise's cost-of-living page puts the average one-bedroom at $215.49 a month in the city centre, but it names no data source and does not say whether the flats are furnished. Property Finder's furnished listings sit far higher, and neither source explains the gap, so compare like with like.

Price drivers: what affects monthly rent in Cairo

The same bedroom count can cost three times as much in a different place, so the main factors are worth checking before you compare quotes.

  • District: Maadi flats in the table start well below Zamalek and Villette in New Cairo.
  • Size and bedrooms: House Solution Egypt's ranges rise from two to three bedrooms in both Maadi and Zamalek.
  • Furnishing and building: Portal titles such as "fully furnished" and "hotel apartment" are listing labels, so ask exactly what is included.
  • Lease structure: A short-let priced per night with a long-stay discount is not comparable with a one-year lease.
  • Negotiation: Expat.com's listings show asking rents in both EGP and US dollars, and most of the dollar prices are marked negotiable.

Alternatives to a one-year lease

Short-let operators are the main alternative to a long lease, and they price higher. Blue Keys, a furnished-rental company, shows 30-night medians starting 19 October 2026 of EGP 102,960 for one bedroom (about £1,300), EGP 132,600 for two (about £1,675) and EGP 175,270 for three or more (about £2,210). Those prices are set per night, include a long-stay discount of 10 to 25% from 30 nights, and exclude cleaning and service fees.

Deposit, fees and lease terms

A monthly figure is only part of the cash you need on day one. House Solution Egypt describes a typical lease as one year, paid quarterly in advance, with a security deposit of one to three months' rent. It lists an agency fee as a set-up cost but gives no amount, so ask for it in writing before you view anything.

As an illustration only, a flat at EGP 45,000 a month would need EGP 135,000 for the first quarter (about £1,705) plus a deposit of EGP 45,000 to 135,000 (about £570 to £1,705). That is roughly £2,275 to £3,410 before any agency fee, calculated from the quoted terms.

Running costs are extra. The same guide estimates utilities at EGP 2,000 to 3,500 a month for a family in a three-bedroom flat (about £25 to £45) and fibre internet at EGP 600 to 900 (about £8 to £11). Institutional landlords can work differently: the American University in Cairo bills its furnished staff apartments monthly but charges electricity, gas, water and telephone separately.

Lease length and your visa

House Solution Egypt describes a one-year lease as typical, which does not suit a one to three month stay. The FCDO says British passport holders normally need a visa for Egypt, and that a tourist e-visa obtained online in advance is valid for up to 3 months. A visa on arrival costs 30 US dollars and is valid for up to 30 days.

If you plan a longer stay, ask whether the landlord offers a short-term contract and check the current entry rules before you pay a deposit. The short-let medians above are higher than the long-lease asking prices, so expect a premium for a shorter booking.
